We realize the process of searching for, viewing and applying for homes through multiple brokerages is time consuming and can be stressful and expensive. We truly want to help people and we do our best to help everyone as fast as we can, yet we can only offer a property to one application group. The first applicants with a completed application which meets the qualification requirements will be offered tenancy. If you are not offered tenancy on the property you applied for, we can move your completed application to an alternate property at no cost within 30 days. We realize applying for homes can be expensive, we do not make a profit on application fees. We wish we could charge less, however our hard costs far exceed the charges assessed by the credit agencies, software and processing.
Real Estate Agents

Applicants
If you are applying through a real estate agent/REALTOR outside of our brokerage, due to regulations, we must honor the agency relationship and communicate through your agent. We will need your agent's name, phone number and email. Please have this information ready when you apply. All contractual questions, negotiations and lease execution will be transacted with your agent, as is required by our governing entities. If you are applying directly through our office, we will communicate directly with you.
Incomplete submissions cause delays, and no one likes delays. So, please submit a complete application, including all requested supporting documentation. Complete applications are usually processed within 48-72 business hours. We do our best to accomodate everyone as quickly as we can, and only one application can be approved. If a different applicant is approved, you can move your application over to another of our properties at no cost, with no need to rerun credit, within 30 days.
Existing credit protection block?
Please remove any credit protection blocks prior to applying. Credit reporting agencies do charge per inquiry. If you have a credit block in place, we will be forced to pull a second inquiry. Application fees are non-refundable and we don't want to incur unecessary expenses for our applicants.
Qualification
1. Income consistent with a debt to income ratio of 33% when factoring combined applicant gross income
2. Credit history consistent with the likelihood of timely future rent payments
3. Residential history verification, good and free from property damage, deceit or unlawful detainer action.
Note:
Many applications are not strong in all three areas, we commonly use compensating factors and review reasons why an application may be weak in one area. For instance, perhaps a bankruptcy was an isolated event, and we can verify a subsequent lengthy positive payment history. Perhaps an applicant has unverifiable income, but the job makes sense while the credit and residence history is strong. We encourage letters of explanation for miscellaneous circumstances which may weaken an application. If you have questions about moving forward due to less than desirable circumstances, please inquire with your agent if you're represented or with our office if you're not represented. We do not want to process application fees and cost people money unecessarily if we think an application is likely to be denied.
Applicant vs. guarantor vs. occupant
Each resident and/or guarantor over the age of 18 must submit a separate rental application. No exceptions.
* Applicant = Will be on the lease as a lessee, is financially responsible and income is included for qualification.
* Co-applicant = Will be on the lease as a lessee, is financially responsible and income is included for qualification.
* Occupant = Will be on the lease as an approved occupant, is not financially responsible and income is not included for qualification
* Guarantor = Will be on the lease as a Guarantor, is not a resident, is financially responsible, income is not used for qualification, income is used to determine Guarantor eligibility. Generally utilized if applicants show poor credit history or high debt to rent ratio.

What's Next?
Once the property owner approves the application, we will generate an "Application Acceptance" form which outlines, in great detail, the leasing process A rough sample lease will be included for your review. Upon your acceptance, a cashiers check for the first full month's rent, a cashier's check for the security deposit and a signed Application Acceptance form will be required from you to secure the property. The property will still be available to other applicants until you secure the property, so we encourage you to secure the property as quickly as possible.
Accurate evidence of renter's insurance as outlined in the Application Acceptance form will be required to be in full force and effect throughout your tenancy and prior to your possession of the property. Applicable utilities (gas, water, sewer, electricity, etc.) must be in your name on the day you take possession of the property. This information will be provided to you in the Application Acceptance documents.
Mandatory Disclosure
When you apply, we intend to obtain information about you from an investigative consumer reporting agency (CRA). You can expect to be the subject of investigative consumer reports obtained for housing purposes.
Under California civil code 1786.22, you, with proper identification, are entitled to find out from the CRA what is in the CRA's file on you.
